Application for subletting of a rental apartment 2026/2027 – Word, PDF and Excel
Are you planning to sublet an apartment that you yourself rent as a rental apartment (hyresrätt)? First, you normally need the landlord's written consent or, if this is not provided, permission from the Regional Rent and Tenancies Tribunal (Hyresnämnden). This editable package helps you document the reasons, the period, the subtenant, the rent calculation, and the decision process. The templates do not replace a separate subletting agreement or an authority's assessment.

A registered application or decision does not automatically mean an approved subletting.
How to use the package – step by step
- Check that it concerns a rental apartment (hyresrätt) and an independent subletting arrangement.
- Collect the primary lease, current rent details, justifiable reasons, and intended time period.
- Fill in document 01 and request the landlord's written consent.
- Document an actual response in document 03 and the Excel register.
- If consent is denied, document 02 can be used as a writing aid for the application to the Regional Rent and Tenancies Tribunal. Check the court's official form HN1c.
- Check reasonable rent, certificates, subletting duration, and the conditions of the permit before the subtenancy begins.
- For extensions: fill in document 04 and apply for a new permit in good time.
Legal conditions and limitations
The rules are primarily found in Chapter 12, Sections 39–40 of the Swedish Land Code (Jordabalken). The Regional Rent and Tenancies Tribunal's assessment covers, among other things, justifiable reasons, the landlord's justified objections, and reasonable sublet rent. Anyone subletting their rental apartment remains responsible toward the landlord. Subletting without required permission can have serious consequences.
Important: This package is not intended for applications from a cooperative apartment owner (bostadsrättshavare). The Private Rental Act (2026:772) is not the applicable regulatory framework when the lessor themselves holds the home as a rental apartment. The year 2027 indicates the product version, not established future legislation. The documents are not official government forms, and no decision on permission is guaranteed.

Do I need permission to sublet a rental apartment?
As a general rule, yes, if another person is to use the apartment independently. Consent is given by the landlord or, under special circumstances, by permission from the Regional Rent and Tenancies Tribunal.
What happens if the landlord says no?
You can apply to the Regional Rent and Tenancies Tribunal. The tribunal performs an individual assessment, and it is not certain that the application will be granted.
Is the Word template an official form from the Rent and Tenancies Tribunal?
No. The Swedish courts offer, among other things, form HN1c. This package is an editable work aid with documents for both steps.
Is the whole package available in English?
No, the five main templates are in Swedish. There is a separate English user guide.
