About this template

Shared Well – Cooperation Agreement, Operation, and Water Testing Log in Word, PDF, and Excel

Do you share a private water well with a neighbor or several households? With Shared Well – Cooperation Agreement and Cost Register, the parties involved can document responsibilities for operation, maintenance, water testing, service, joint decisions, and the allocation of costs. The document package is intended for voluntary cooperation where the right to use the well and pipelines has already been clarified or is to be investigated separately.

The need for the documents: Many agreements on shared water supply become unclear regarding who pays for a pump replacement, contacts the laboratory, or addresses an operational failure. The package helps you distinguish between rights to land and the well, the parties' personal terms of cooperation, and the documentation of costs and analyses.

01. Package Contents

15 files in a digital ZIP delivery: seven Word (DOCX), seven corresponding searchable PDFs, and one Excel (XLSX) file. The package includes five Swedish working documents, a Swedish user guide, and an English user guide. The agreements and forms are in Swedish; the English User Guide is an instruction manual, not a separate English-language agreement.

Version: 1.0 (2026) · Jurisdiction: Sweden · Format: DOCX, PDF, XLSX · Delivery: downloadable ZIP when the file is linked to the product in Shopify Digital Products.

02. What the Files Contain – Detailed File Overview

All seven text documents have a corresponding PDF. The Excel workbook is separate. The documents are designed to be filled out and checked – no completed property maps, laboratory analyses, or registration decisions are included.

Excel Tool with Nine Practical Tabs

The tabs Start, Parties, Well, Costs, Maintenance, Water Testing, Deviations, Decisions, and Read Me consolidate the follow-up in one place. Excel calculates the proportional amounts of registered costs and percentages, totals the registered data, and warns if the cost proportions do not add up to 100 percent.

Important: The percentages must first be agreed upon between the actual parties. The summary is an administrative tool – not a certificate of water quality, legally binding cost liability, approved invoice, permit, or existing easement.

How to Use the Template Package

  1. Determine which individuals and properties are actually going to participate and check the ownership of the well, existing easements, pipelines, and any installation decision. Use Appendix 02.
  2. Choose the correct legal path in case of uncertainty. Do not carry out pipeline installation or water extraction based solely on this cooperation agreement if the necessary right to land or water is missing.
  3. Fill out the main agreement and establish a clear cost allocation. Make sure the sum of the proportions is 100 percent and that the relevant parties sign.
  4. Document analysis reports and actually performed measures in the logs. Use Excel for planning and follow-up.
  5. Review appendices, dates, signatures, and any authority information. Store laboratory reports and rights documents separately.

Legal Prerequisites – When Is a Different Document Needed?

This is a personal cooperation agreement between the signing parties. Such an agreement does not automatically create an agreement easement, a joint facility, a right of entry to land, or a right for new property owners. Chapter 14 of the Land Code governs agreement easements. A joint facility for several properties is established in accordance with Section 1 of the Joint Facilities Act (1973:1149) through a land survey. If the facility is already a registered joint facility or is managed by a homeowners association, the decisions, proportions, and competent management rules must be checked before using this template. The Joint Facilities Act and the Land Code.

For private drinking water, the parties involved should check quality, risks, and suitable analyses according to applicable rules and authority advice. For certain facilities, protection areas, and commercial use, different conditions apply than for a small well for private use. See SGU's sampling advice and the Swedish Food Agency's fact sheet.

Special advice is needed when long-term use is to follow a property upon a change of ownership, when pipelines run on someone else's land, when a joint facility already exists or is to be formed, in case of a dispute over ownership, or when environmental and water conditions are unclear. Contact Lantmäteriet, the municipality, and, if necessary, a property law lawyer.

Frequently Asked Questions

Does the agreement give me an easement to my neighbor's well?

No. It is a personal agreement on cooperation. Easements and joint facilities require the correct type of legal basis and, for a joint facility, a land survey. Check the specific rules before entering into agreements or carrying out work.

Can we agree on the allocation of electricity, service, and water testing?

Yes, the parties can document a clear agreement within the framework of applicable law and existing ownership conditions. The proportions should be explicit, checked, and signed.

Does the agreement automatically apply to a new property owner?

No. A purely personal agreement does not automatically provide a property-linked right protected by property law. Check easements, existing joint facilities, or other legal bases separately.

Does the package include a completed, approved water test?

No. The testing log documents actual laboratory tests and measures; a laboratory analysis is ordered separately. Excel does not assess whether the water is safe.

Are the documents fully bilingual?

No. The main documents are in Swedish. A separate Swedish guide and an English user guide are included.
