About this template

Facade Inspection & Crack Log is a digital document package for property owners, housing cooperatives, and property managers who want to document visible damage to facades, crack observations, deviations, work orders, and follow-up inspections. You receive editable Word files, searchable PDF copies, and an Excel workbook with nine tabs.

Important limitation: The package provides administrative documentation. It is not a structural inspection, moisture diagnosis, fall protection instruction, official government form, or guarantee of the facade's safety. In case of risk of falling material or injury, the responsible party should initiate necessary safety measures and expert assessment.

01. Package contents

Five Swedish working documents, a Swedish user guide, and an English User Guide – all in DOCX and searchable PDF – as well as an XLSX workbook. Total of 15 customer files: 7 Word + 7 PDF + 1 Excel. The inclusion of an English guide does not mean that the Swedish working documents are translated into English or adapted to foreign law.

02. What the files contain

Facade inspection and round protocol, crack log with photo references, deviation report for facade damage, work order, follow-up inspection/handover, two user guides, and an Excel register with the tabs Facades, Rounds, Cracks, Deviations, Actions, Costs, Follow-up Inspection, Dashboard, and Read Me.

Who is the facade log suitable for?

For those responsible who need to document observations over time and ensure that damage, orders, and actions are not lost between one round and a follow-up. The routines can be adapted for villas, rental properties, and housing cooperatives. It is not a substitute for an expert technical investigation of the cause or extent of cracks.

Excel – what do the formulas do?

Dashboard calculates registered facade areas, completed rounds, crack observations, open deviations, marked actions, and follow-up inspections. In Costs, the requested amount is calculated as the number of times the unit price is multiplied. Approved and paid amounts are stated separately; that something is requested never means that it is approved or paid. Excel does not provide any automatic statement about the safety of the structure.

Six-step workflow

  1. Give each facade area a unique ID and describe the location.
  2. Record only what can actually be observed from a safe location; mark areas that could not be assessed.
  3. Use the crack log and photo references for observations. State no measurement precision without an actual method.
  4. Report the deviation, risk, and need for expert assessment to the responsible party.
  5. Prepare a separately approved work order and document the actual work and costs.
  6. Perform a special follow-up inspection and document any final decision.

Legal basis and limitations

According to the Planning and Building Act (2010:900), Chapter 8, Section 14, there is a general obligation to maintain buildings. The provision does not establish a uniform inspection frequency for all facades. In case of modification measures, permit, due diligence, and cultural heritage issues may need to be assessed separately. See Boverket's guidance on maintenance. Facade work at height involves safety risks and requires a separate assessment according to applicable occupational safety regulations; see Arbetsmiljöverket on fall risk.

Frequently asked questions

Is the crack log an approved facade inspection?

No. It documents observations, but does not determine whether the crack affects load-bearing capacity, moisture protection, or personal safety.

Do I need to enter the crack width in millimeters?

No. A measurement value is stated only if a reliable measurement method has actually been used. Otherwise, it must be stated that the crack has not been measured.

Are there statutory intervals for facade rounds?

There is no general fixed frequency in PBL Chapter 8, Section 14 for each facade. Assess the need based on the building, condition, risk, and relevant requirements.

Are the PDF files editable forms?

The PDF files are searchable copies for reading and printing. Use DOCX for editing; the PDF files are not verified as interactively fillable.

Can I use the English guide for foreign properties?

No. The English User Guide explains the Swedish documents, but is not an adaptation to foreign law.

When does the digital delivery occur?

Once the product is later published and purchased, a ZIP file is delivered through the store's regular digital file system. The file is linked to the product before manual publication.
