About this template

Window Flashing & Drip Flashing – flashing register, moisture inspection and service log

Window Flashing & Drip Flashing – Flashing Register, Moisture Inspection and Service Log is a Swedish document package for housing cooperatives, landlords and property managers who need to inventory sheet metal flashing at windows and doors, document visible rust, gaps, deformations or water run marks, and follow up on ordered service. Each piece of flashing gets its own Flashing ID and Location ID, so that visual inspection, risk observation, work order and actual follow-up inspection can be tracked separately.

Quick facts: Five Swedish work forms, one Swedish user guide and a separate English User Guide, all in editable Word (DOCX) and searchable A4 PDF. An Excel tool with nine tabs is included. Total 7 DOCX + 7 PDF + 1 XLSX = 15 customer files in a digital ZIP. The five work forms are in Swedish; English User Guide is an instruction for the Swedish documents, not a full translation.

01. Package contents

Five Swedish work documents: 01 Window Flashing Register and Location Card; 02 Visual Flashing Inspection and Water Drainage; 03 Non-Conformance and Damage Mitigation; 04 Service Order for Flashing and Facade Connection; 05 Completion Certificate and Separate Follow-up Inspection. Two guides: 06 Swedish User Guide and 07 English User Guide. These seven documents are available in both DOCX and PDF. Excel: 08 Flashing Register with nine tabs, 714 formula cells and seven status lists. Total 15 delivery files.

02. What the files contain

Fields for property, facade side, Flashing ID, Location ID, flashing type, known material specification and drawing source, visible slope or non-conformance, corrosion, gap, water run marks, reported personal risk, actual protective measure, work order, contractor's certificate and separate follow-up inspection. A technical property that has not been verified is stated as Unverified. The fact that a piece of flashing looks intact does not prove that the concealed connection or drainage is watertight.

Who is the document package suitable for?

Housing cooperative: The board registers window flashing for multiple facades and can identify the exact flashing for each reported fault. Landlord: After rain, new water run marks or discoloration under a window become visible. The property manager documents the observation without assuming the cause of moisture. Property manager: A piece of flashing has come loose and may pose a personal risk. The person in charge immediately addresses the safety of the location and orders expert service. Sheet metal contractor: Completed work is reported back with supporting documentation, but a follow-up inspection cannot automatically be marked as a passed watertightness test.

This is not a moisture meter, leak detection, watertightness test, sheet metal flashing design, or facade inspection. The documents provide no instructions for test flushing, opening the facade, dismantling, scaffolding work, or work at height. In case of suspected acute water ingress or risk of falling sheet metal, the person in charge must immediately follow safety and damage mitigation procedures.

Exact file list – Word, PDF and Excel

File What it is used for Language Format
01 Window Flashing Register and Location Card Identity, facade side, known construction, drawing and responsibility source Swedish DOCX + PDF
02 Visual Flashing Inspection and Water Drainage Visible edge, joint, corrosion, run marks and not inspected Swedish DOCX + PDF
03 Non-Conformance and Damage Mitigation Actual problem, personal/moisture risk and completed protective measure Swedish DOCX + PDF
04 Service Order for Flashing and Facade Connection Order, competence requirements, supporting documentation, technical ambiguities Swedish DOCX + PDF
05 Completion Certificate and Follow-up Inspection Actually performed work, remaining uncertainty, separate follow-up inspection Swedish DOCX + PDF
06 Swedish User Guide Work steps, five examples and official Swedish sources Swedish DOCX + PDF
07 English User Guide Practical instructions for the Swedish work forms English DOCX + PDF
08 Excel – flashing register and measures Nine tabs, seven registers, ID check and administrative key figures Swedish XLSX

Document format: The Word files are intended for editing in a compatible word processor. The PDF files are searchable A4 files for reading and printing, but do not have digitally fillable form fields. XLSX requires a spreadsheet program that supports formulas and data validation. Full compatibility with all mobile apps and office program versions has not been tested.

Excel with nine tabs and 714 formulas

The workbook has the tabs Overview, Flashing, Locations, Inspections, Non-Conformance, Work Orders, Completions, Follow-up Inspections and Read Me. Seven registers each contain 100 empty input rows. The duplicate check flags multiple entries with the same ID as DUPLICATE. The overview counts only conflict-free flashing and separates completed inspections, open non-conformances, ordered work orders, actual service and completed follow-up inspections.

Function test: Two rows with Flashing ID FB-001 were marked DUPLICATE; a third unique row FB-002 was counted separately. A work order in the Ordered status was not counted as actually performed. All test entries have been removed from the customer file, whose overview now shows zero. Excel does not evaluate technical moisture security, building permits or legal regulatory compliance.

Seven steps – from inventory to completed service

  1. Identify each piece of flashing with a unique Flashing ID and Location ID. Record the building and facade side but avoid unnecessary resident information.
  2. Verify known drawings, materials and supporting documentation. Note Unverified where information is missing.
  3. Observe risk-free visible corrosion, deformation, gaps and water run marks from a safe position. No dismantling, test flushing or measurement should be assumed to have been performed.
  4. Report moisture symptoms or personal risk without stating an unknown cause. Acute conditions are handled immediately according to the organization's procedures.
  5. Order professional service under your own work order ID. Describe actual observations and what technical documentation the contractor needs to provide.
  6. Record actual completion on a separate completion ID and document what has not been performed or is still unclear.
  7. Follow up with a specific date and responsibility. Remaining uncertainty about concealed sealing, connection or moisture damage should remain open for expert assessment.

Swedish legal sources and moisture risks

Maintenance: the Planning and Building Act (2010:900), Chapter 8, Section 14, contains requirements that buildings must be maintained so that their design and relevant technical properties are largely preserved. Exactly what this means depends on the building and situation in question.

Moisture at windows: Boverket – Risks with windows and doors highlights the slope of flashing towards a window or door and deficiencies in the connection to the wall as factors that can increase the risk of moisture damage. Boverket also addresses the need for proper connections, water drainage and the possibility of drainage and drying.

Moisture security in new buildings and relevant changes: Boverket's guidance on BFS 2024:8, Chapter 7, Sections 3–4 addresses protection against moisture ingress in connections to the outdoor environment and the drainage of rain and meltwater. The legal requirements must be assessed with regard to the building situation, change regulations and any transitional provisions – not described as an identical retroactive detailed requirement for every old piece of flashing.

No fictitious legal requirements: This product does not prescribe a universally mandated flashing lap, exact flashing slope or watertightness guarantee. No technical function can be approved solely based on a visual check box.

Difference from nearby document templates

Window Maintenance & Sealing Log focuses on the window's fittings, glass and sealing condition. Roof Drainage & Downspouts covers drainage from roofs and downspouts. Facade Inspection & Crack Log tracks broader facade damage. This package focuses particularly on window flashing, drip flashing and their water-draining connections.

Frequently asked questions about window flashing and drip flashing

What is window flashing?

A sheet metal detail at windows that is part of the water drainage and connection between the window and facade. The actual execution varies between buildings and constructions.

What does a visual flashing inspection check?

Visible condition, for example deformation, gaps, rust and water run marks from a safe position. The inspection does not check concealed fastening, the watertightness behind the facade or the actual moisture level.

Must every piece of window flashing have a certain slope according to one and the same legal rule?

It is not possible to apply a general millimeter measurement for all existing flashing through this template. Assess the actual building execution, manufacturer documentation and relevant building requirements with an expert.

Is discoloration under the flashing always a sign of leakage through the window?

No. It is a symptom that needs to be documented and investigated if necessary. Do not describe an unknown cause of moisture as certain.

Can an ordered service order be counted as a completed repair?

No. Work orders, actually performed service and follow-up inspections have separate forms and Excel registers.

Are fillable PDF files and English work forms included?

The PDF files are searchable print files without digital form fields. Five work forms and the Swedish guide are in Swedish; a separate English User Guide is included.
