Designed according to the formal requirements of the Land Code
A purchase of real property must meet specific formal requirements. The purchase document must be signed by both the seller and the buyer, state the purchase price, and contain a clear declaration that the property is being conveyed. The package’s main agreement is structured to ensure these central requirements are easily met.
Contains more than just a simple purchase agreement
Real estate transactions involve significantly more checkpoints than just the signature. Therefore, the package includes separate documents for the duty of inspection, seller disclosures, easements and encumbrances, mortgage deeds, possession, settlement statements, consents, and title registration.

Deed of sale included
If the purchase agreement stipulates that a deed of sale (köpebrev) is to be issued upon final payment, the separate deed of sale template can be used as a receipt and additional purchase document. The template includes property designation, purchase price, receipt, final declaration of conveyance, signatures of the parties, and witnessing.
Buyer’s duty of inspection
According to Chapter 4, Section 19 of the Land Code, a buyer generally cannot claim for faults that should have been discovered during an inspection called for by the condition of the property and the circumstances of the purchase. The package therefore contains a separate checklist for property extracts, inspections, building permits, easements, mortgage deeds, water/sewage, radon, energy performance certificates, permits, and title registration.
Seller’s disclosure annex
The separate property annex structures the seller’s actual knowledge regarding, among other things, the roof, facade, foundation, drainage, wet rooms, electricity, heating, ventilation, water/sewage, previous damage, insurance claims, easements, joint facilities, environmental risks, and inventory. This annex does not replace the buyer’s duty of inspection.
Handover protocol and settlement statement
On the date of possession, the final payment, fees, keys, documents, mortgage deeds, meter readings, and the condition of the property must be reconciled. The package includes a ready-made structure for this final check.
Title registration and rules from July 1, 2026
Title registration must normally be applied for within three months from the date the document on which the acquisition is based was drawn up. Lantmäteriet’s current guidelines also specify new identification and documentation requirements for purchases from July 1, 2026, including a Swedish personal identity number, coordination number, or organization number for the buyer. When a legal entity becomes an owner, information about the ultimate beneficial owner or an exemption from such notification requirements may need to be provided.
Witnessing
Witnessing is not a validity requirement for the real estate purchase itself according to Chapter 4, Section 1 of the Land Code. For title registration, however, Lantmäteriet stipulates that the seller’s signature must be witnessed by two persons, which is built into the templates.
Spouse and consent
Written consent from the seller’s spouse may be required under the Marriage Code. Therefore, a separate consent template and checkpoints are included for situations where the property is a joint home or marital property.

Limitations
The template package is primarily intended for an already established property or fractional share. Purchase of a specific land area that is to be partitioned, complex commercial real estate transactions, compulsory sales, advanced tax structures, and specially regulated acquisitions may require individual legal support.
