About this template

Renovation Budget & ROT Cost Control 2026/2027 – Excel, Word and PDF

Are you planning to renovate your kitchen, bathroom, or entire home? Consolidate renovation costs in one place, compare quotes in a structured manner, and track every invoice against your budget. This editable package is designed for private individuals, homeowners, and condo owners who need better control over materials, contractors, invoices, expenses, and potential ROT tax deductions.

Source-checked: October 12, 2026. Current government sources for ROT and consumer issues have been verified. The template is a planning tool, not a tax declaration, construction contract, or individual legal advice.

What's included in the package

5 delivery files in a ZIP, with 3 editable files and 2 read-only versions:

File Format Content
Renovation budget and ROT control Excel (.xlsx) Five sheets with calculations and follow-up
Project documentation for renovation Word (.docx) + PDF Project details, approved budget, control points, additional work, and signing
Detailed Swedish user guide Word (.docx) + PDF Instructions, workflow, ROT limitations, common mistakes, and sources

Smart Excel sheets for the entire renovation

  • Overview: automatic compilation of gross budget, estimated ROT, net budget, invoices, and variances.
  • Budget: 100 cost lines with unique IDs, room, category, supplier, planned amount, and formula-driven results from invoices.
  • Invoices: 200 invoice lines with payment status, date, labor portion, and ROT as stated on the invoice.
  • Quotes: 100 quote lines for comparing labor, materials, and other costs including VAT.
  • Read me: instructions, calculation principles, and key sources.

By assigning the same work package a unique cost ID in both the budget and invoices, you can track multiple partial invoices against the correct budget item. The tool is designed for Swedish Kronor (SEK) and Swedish home renovations.

Important: an estimated ROT amount in the budget is not an approved tax deduction. Actual deductions on invoices must be verified against the documentation and the Swedish Tax Agency's rules. The template does not determine tax law or available tax credit room.

How to use the renovation budget

  1. Gather planned work and quotes; divide the renovation into cost items.
  2. Enter a unique ID and gross budget including VAT for each task in the Budget sheet.
  3. Compare received quotes in the Quotes sheet and document what is included.
  4. Register invoices under the same cost ID in the Invoices sheet, and specify any invoiced ROT.
  5. Monitor net results, variances, and payment status in the Overview; save decision documentation and contracts separately.

ROT 2026 and 2027 – what applies?

According to the Swedish Tax Agency's guidance for 2026, it is generally 30 percent of the approved labor cost including VAT, with a maximum ROT amount of 50,000 SEK per person per tax year. Materials and travel are not included in the basis. The right depends on housing type, scope of work, payment, contractor terms, and the individual's tax situation. A temporary increase during parts of 2025 should not be confused with the general 2026 rules.

For work or payments during 2027, the conditions applicable at that time must be checked separately. The Excel template therefore has manual fields for estimated and invoiced deductions rather than automatically promising a specific tax outcome.

If you hire contractors: document whether the price is fixed, approximate, or based on time and materials, and how additional work is ordered. With an approximate price, the Swedish Consumer Agency's guidelines generally apply a limit of 15 percent overrun unless otherwise agreed; there are situations where the assessment is more complex.

Who is this package for?

For those renovating a house, townhouse, summer cottage, or condominium and wanting to create a kitchen budget, bathroom budget, or combined cost estimate. The product is more housing- and consumer-oriented than a traditional corporate project budget.

Risks and common mistakes

  • Comparing quotes with different scopes as if they covered the same work.
  • Mixing amounts before and after VAT or deducting ROT twice.
  • Forgetting additional work, transport, demolition, and contingency reserves.
  • Assuming all renovation costs are ROT-eligible.
  • Treating this budget as if it were a legally binding construction contract.
