About this template

Construction Inspection 2026/2027 – inspection report, list of defects, re-inspection, and warranty inspection

Do you need to document a final inspection according to a contract referring to AB 04 or ABT 06? This template package helps clients, contractors, inspectors, and project managers prepare for the proceedings, compile a traceable inspection report, and track defects with defect registers, photo IDs, and re-inspections.

You will receive a cohesive system with 15 ready-to-use files in Word, PDF, and Excel, including a main Swedish guide and a separate English user guide. Contract terms, technical assessments, and legal conclusions must be adapted to the specific assignment. Digital one-time delivery – 79 SEK.

Source framework reviewed October 14, 2026.

The material is based on BKK’s current AB 04 and ABT 06 and relevant industry information. BKK's revision is ongoing; new replacement standard terms are expected no earlier than late 2027. The templates do not reproduce BKK’s original text and are not authorized or certified by BKK.

08. Excel – defect register and dashboard Eight tabs: Overview, Defect Register, Inspections, Actions, Photo Log, Documents, Participants, and Read me. Excel (.xlsx)

Seven original documents are provided in two formats (Word and PDF), plus one Excel workbook: 7 + 7 + 1 = 15 delivery files. The PDF versions are not pre-filled or signed reports.

03. Excel register with eight tabs and dashboard

Overview · Defect Register · Inspections · Actions · Photo Log · Documents · Participants · Read me.

The dashboard shows registered defects, open defects, verified defects, inspections, planned proceedings, open actions, missing documents, and photos. Status lists and traceable defect IDs facilitate follow-up. Empty registers result in zero in the overview. An administrative status never automatically means that a defect point has been legally or technically approved.

How to work with the document package

  1. Check the contract. Decide whether AB 04, ABT 06, or other terms apply; consider every deviation and the correct version.
  2. Summon to inspection. Use file 02 and check any notice periods against the contract.
  3. Perform expert inspection. Create the main report in file 01 and link observations to signed contract documents.
  4. Register defects. Use file 03 and a unique defect ID for each point as well as clear photo references.
  5. Document the assessment. The parties' comments and the inspector’s conclusion must be kept separate. Never pre-mark the construction as approved.
  6. Follow up. Register actions in Excel and use file 04 during a subsequent actual re-inspection.
  7. Plan warranty follow-up. File 05 is based on actual agreed times and defect history; not standard times.
  8. Archive. Keep the original report, signatures, appendices, images, and version history.

AB 04, ABT 06, and inspection 2026/2027

AB 04 and ABT 06 are standard terms issued by Föreningen BKK. They are not laws and do not apply automatically: the parties must have agreed that they apply. The inspection terms regulate, among other things, different forms of inspection and contract-law handling of approval, defects, and subsequent controls, but the meaning of the terms can be affected by specific contract deviations.

At the time of the product's source review on October 14, 2026, BKK had not yet launched replacement standard contracts. BKK estimates that new contracts may arrive no earlier than late 2027. The package is named 2026/2027 due to document release and usage time – not because there is an adopted “AB 27”.

Important regarding approval and legal validity

This is documentation support, not a completed inspection, a certificate, or a guarantee that a construction fulfills its contract. Only a responsible inspector can formulate actual observations and expert conclusions. Final inspection in contract law is not the same as the building committee’s final clearance under the Planning and Building Act (PBL). The package is aimed at B2B construction; single-family home construction towards consumers may be covered by other terms such as ABS 18 and the Consumer Services Act.

Who is the package for?

Inspectors, construction companies, clients, property managers, construction project managers, and client organizations that need an editable and coordinated inspection report template as well as a structured defect appendix, photo log, re-inspection template, and Excel follow-up.

Frequently asked questions

Is the inspection report valid according to AB 04 and ABT 06?

It is a proprietary original template for documentation where these terms have been agreed upon. How the report is to be prepared, by whom, and with what effect is determined by the actual contract and the proceedings. No template by itself automatically confers legal validity.

Is this also a control plan according to PBL?

No. Construction inspection is contract-based, while control plans and final clearance according to PBL are part of the authority process.

Can I document warranty inspections?

Yes, a separate original template is included. It has intentionally open fields for actual agreed warranty times and liability assessments.

Can multiple people use the Excel register?

The workbook can be used as a shared register according to the team’s own routines. Customize permissions and storage; version history needs to be managed in the chosen document management system.

Are English contract templates included?

No. The main templates are in Swedish. A separate English user guide is included for international project teams working under Swedish law.

Does the material contain copies of AB 04 or ABT 06?

No. The templates are self-produced and BKK’s copyright-protected standard texts are not copied. Any licensed contract text is obtained separately from the rights holder.
