About this template

Final construction settlement – financial closing meeting, claims and counterclaims

Ahead of a project's financial close, both the client and contractor must be able to distinguish between agreed contract value, submitted claims, approved amounts, deductions, invoices, and actual payments. This template package makes the final settlement clear and traceable without automatically converting a claim into a binding agreement.

The package is primarily aimed at professional clients, construction contractors, subcontractors, project managers, and financial officers. It complements rather than replaces a valid construction contract or existing documentation for variations (ÄTA), quantity adjustments, and inspections.

Excel – nine tabs with automatic compilation

Overview, Contract data, Claim items, Invoices, Payments, Deductions, Securities, Decisions & documentation, Read me. The workbook uses automatic formulas, data validation, filter-friendly registers, conditional status markers, and specific amount fields for submitted versus explicitly decided claims.

The dashboard calculates, among other things, total claimed additions, explicitly approved additions, decided deductions, invoiced amounts, and paid amounts. An indicative difference is not a confirmed debt, a payment demand, or an approved final amount. No pre-filled project data is included.

How to use the final settlement templates

  1. Establish the contractual basis: verify who the parties are, which payment model applies, and whether AB 04/ABT 06 or other standard conditions are actually part of the contract.
  2. Gather documentation: compile contracts, change orders, orders, measurement reports, invoices, and proof of payment.
  3. Register claims and objections: distinguish between claimed and decided amounts and document the counterparty's position.
  4. Conduct final reconciliation: use the minutes to separate notes, decisions, and remaining disputes.
  5. Check the accounts ledger: reconcile invoices, payments, and securities on a comparable VAT basis.
  6. Document reservations: identify open issues and any contractual deadlines.
  7. Archive authorized decisions: only explicit and duly made decisions should be considered as finally agreed.

Legal and technical conditions

The templates are administrative working documents and do not in themselves constitute a new construction contract, an official BKK standard, or a settlement agreement. AB 04 and ABT 06 are standard terms that require relevant contractual application. During the source review on October 15, 2026, BKK stated that successors to AB 04 and ABT 06 are expected no earlier than later in 2027. The year 2027 is a version designation here, not a promise of future legal status.

Important VAT warning: reverse charge VAT may apply to certain construction services between businesses when conditions are met. The invoice's VAT, the buyer's VAT registration number, and applicable invoice text need to be assessed separately. The workbook does not automatically handle VAT.

For consumer construction projects, the Consumer Services Act and industry-specific consumer forms may be relevant. Therefore, the product's primary area of use is professional B2B construction projects, and consumer cases require separate assessment.

Supplementary templates in the Template Store

To achieve a traceable financial conclusion, you can combine the final settlement with ÄTA (variation) forms and registers for additions and alterations, quantity lists and quantity adjustments for quantity-based items, and payment plans and billing plans for installment payments.

Financial discussions related to defects and closing can be supported with final inspections and post-inspections. See also Construction & Contracting – templates for related working documents.

Frequently asked questions

Is this a legally binding final settlement?

No. The package helps document final settlement work; legal effect depends on actual agreement, authorization, and applicable rules.

Can Excel automatically approve an ÄTA (variation) claim?

No. An item can have a claimed amount without being approved. Approved amounts must be registered separately along with a manually specified decision status.

Do AB 04 or ABT 06 always apply?

No. Check what has been explicitly agreed upon, as well as any deviations or specific contract terms.

Are English master templates included?

No. The five master templates are in Swedish. A separate English-language user guide describes their use.

Does the package apply to private individuals hiring contractors?

It is primarily intended for B2B. The Consumer Services Act and specific consumer forms may require a different assessment.
