Follow up on a completed construction contract during the warranty period with a complete template package for warranty inspections, warranty defect notifications, claims, action plans, and documentation of remediation. 15 downloadable files: 7 Word (DOCX), 7 searchable PDF, and 1 Excel workbook (XLSX) with nine tabs and 11 key performance indicators. Five main Swedish templates, a Swedish user guide, and a dedicated English User Guide are included. Digital one-time purchase, with no physical shipping or subscription.

Legal source review October 14, 2026.

AB 04 and ABT 06 are standard contracts, not law. They apply when they have actually been incorporated into the construction contract. The starting point under AB 04 is a five-year warranty period for the contractor's work and two years for materials and goods. ABT 06 has a starting point of five years for the contract, with special provisions for certain goods specified by the client. Contracts, administrative regulations, special product warranties, and inspection procedures must therefore be checked individually before deadlines or liability are assessed.

03. Excel with nine tabs and 11 KPIs

Overview · Warranties · Defects · Claims · Actions · Inspections · Evidence · Decisions · Read me.

Register separate warranty IDs, defect IDs, claim IDs, action IDs, and decision IDs. The dashboard compiles the number of registered warranties and defects, unverified closed defects, sent claims, open and overdue actions, verified completed actions, received and reviewed statements, verified evidence, and documented decisions. Warranties with actually entered end dates within 30 days can be followed up.

Important distinction: A registered defect is not equivalent to established warranty liability. The contractor's statement that a defect has been remedied is not equivalent to a verified completion. An empty Excel register shows 0 entries and does not mean the project is defect-free. Warranty periods are not determined automatically by Excel.

How to use the warranty inspection templates

  1. Identify the applicable construction contract. Check approval dates, applicable AB 04/ABT 06 conditions or other agreements, administrative changes, warranty scope, special warranties, and who is authorized to invoke inspections.
  2. Register actual warranty periods. For each piece of work, material, delivered product, or facility component: document the contract, warrantor, warranty start, and estimated end date with verifiable supporting documentation.
  3. Prepare for the warranty inspection. Use the notice template for the correct parties, appointed inspector, access, previous protocols, operational data, and written notice in accordance with established procedures.
  4. Document observations. Use reports and defect appendices with a unique ID for each observed defect, factual observation, contract requirement, photo, measurement, and the parties' viewpoints.
  5. Claim correctly. Use the claim template when formal notification is required. Document when the defect was discovered, how and when the notice was sent, as well as recipient and acknowledgment of receipt.
  6. Follow up on remediation. Use the action plan for the responsible party, planned action, actual control, and any potential follow-up inspection. Distinguish between a report of completed action and actual verified completion.
  7. Hand over and monitor. Keep registers updated with the actual inspection report, O&M, service requirements, evidence, and authorized decisions. Archive original notifications and protocols.

Warranty inspection according to AB 04 and ABT 06 – important legal differences

For commercial construction, AB 04 or ABT 06 may regulate defect liability, warranty periods, inspection, and remediation. Under AB 04, there are starting-point differences between work and material warranties. For design-build contracts under ABT 06, other conditions apply to specifically prescribed materials. Warranty period and liability period are not the same thing. A common starting point in both standard contracts is a total liability period of ten years from the agreed approval, but different requirements and rules of evidence apply during different periods.

Always check the contract version, specific administrative deviations, approval dates, claims, and inspection order for the individual project. A warranty inspection is not the same as a final inspection, a post-inspection, or an internal defect check. An appointed inspector must actually carry out and document their assessment in accordance with the correct mandate.

Consumer contracts: If a private individual is the client, the Consumer Services Act (konsumenttjänstlagen) and possibly ABS 18 may apply instead. These situations need to be examined separately, and the customer should not assume that commercial AB rules automatically apply in consumer relationships.

Important limitation – not a finished inspection certificate

The document package consists of general, self-produced templates. It is not a certified inspection assignment, a completed technical inspection, a specially appointed inspector's certificate, or individual legal advice. The templates provide no guarantee that a claim is timely, that a deficiency is a warranty defect, or that a remediation is legally approved.

Frequently Asked Questions

What is a warranty inspection?

A contract-regulated inspection to check and document defects that have emerged during an applicable warranty period. Prerequisites and processes depend on the current contract.

Is a warranty inspection always performed after two years?

No. The timing may depend on whether AB 04, ABT 06, or other contract terms apply, what products are involved, and whether special warranty periods have been agreed upon. Check the inspection rules before setting a date.

Is the warranty period always five years?

No. Different contracts and warranty objects may have different periods. AB 04 distinguishes as a starting point between work performance and materials/goods, while ABT 06 has a different main rule and special exceptions.

Is a formal inspection certificate included?

No, a blank report and defect appendix template is included. A real certificate must be drawn up after an inspection actually performed by a competent and contractually appointed inspector.

Can Excel automatically determine if a defect should be approved?

No. The dashboard counts registered cases and documented statuses. It does not establish legal defect liability or liability for compensation.

Can I use the package for a private small house?

Certain document fields can be practically useful, but the Consumer Services Act and ABS 18 may provide different rules. Perform a specific contract check before use.

Are the main templates in English?

No. The five main templates are in Swedish. A separate English User Guide is included in Word and PDF.
