About this template
Horse boarding agreement – stable space, stable rent, and care services in Word, PDF, and Excel
Do you run a stable, rent out stalls, or are you looking to board a horse? With a written horse boarding agreement, stable owners and horse owners can document exactly which spaces and services are included, when the fee is to be paid, and who is responsible for, for example, feeding, water, supervision, mucking out, turnout/bringing in, equipment, and veterinary contact.
This document package includes a master agreement, separate care and price appendices, a move-in protocol, an incident log, and an Excel tool for stable administration. The agreement is suitable as a starting point for both private and business-related stable setups, but it needs to be adapted to the actual form of the agreement and specific operational requirements.

03. Stable administration in Excel – nine tabs
Overview · Horses · Stable spaces · Agreements · Care · Invoicing · Payments · Incidents · Read me.
The overview shows 16 key figures, including the number of horses, registered stable spaces and active agreements, performed care entries, invoicing documentation, actual payments, and open incidents. Two special formula columns calculate invoiced amount = agreed base amount + manually registered addition and remaining registered amount = max(0, invoiced minus paid).
Note: Excel does not make legal assessments of valid claims, VAT, permits, insurance, registration, or animal welfare. Mixed units in the care sheet must be interpreted individually. The workbook is empty from the start and is delivered without test entries.
How to use the boarding agreement – ten steps
- Identify the parties. Specify the legally correct stable owner/operator and horse owner or other authorized party.
- Identify the horse. Note name, UELN, and horse passport details. The horse passport is not a proof of ownership.
- Check the facility. Check registration and who is responsible for facility number and horse registration for planned stays of at least 30 days.
- Check permit requirements. Professional stabling or large-scale horse keeping may require a permit from the County Administrative Board.
- Specify the spaces. Note box number, paddock, feed storage, tack room, and other actually available parts of the facility.
- Allocate care responsibility. Specify who performs feeding, mucking out, supervision, watering, and turnout/bringing in – even during absence.
- Determine fees and additions. Assess VAT according to actual services and specify what is included in the price, invoicing, and any deposit.
- Check safety and insurance. Ensure coverage for horse, stable operation, property damage, and any emergency veterinary costs.
- Sign and document move-in. Use the handover appendix for actual data and any equipment.
- Follow up and terminate correctly. Document payments, care, incidents, written termination, and safe retrieval of the horse.
Regulations and practical limitations regarding horse boarding
Registration of stables and horses
The Swedish Board of Agriculture states that facilities where horses are kept must normally be registered, even for hobby keeping. A horse planned to be kept there for 30 days or more must as a rule be registered at the facility. Registration requires, among other things, the horse's UELN. The horse passport is not a proof of ownership.
Permits for professional horse keeping
According to the Swedish Board of Agriculture's guidance on care and stable environment, professional boarding or feeding of others' horses may require a permit. Special rules also apply to larger scale horse keeping. Check the scope and correct requirements with the County Administrative Board before conducting operations.
Animal welfare and liability in case of illness
The Animal Welfare Act (2018:1192) and associated regulations set requirements for the horse's well-being, supervision, water, feeding, and necessary care. An agreement clause cannot override these obligations. In case of suspected acute illness or injury, necessary care may not be delayed by a discussion about who is to pay.
VAT on stalls, stable rent, and services
The Swedish Tax Agency describes horse operations and VAT, including boarding and property-related leases. The assessment depends, among other things, on whether it is an economic activity and which services the customer actually purchases. The template therefore does not assume a certain general VAT rate.
Termination, insurance, and dispute
The parties to the agreement need clear terms for the term of the agreement, termination, and any price adjustment. Insurance companies determine coverage according to actual terms. A template does not automatically allow for the retention of a horse due to unpaid fees, unlimited damages, or unilateral changes to an existing agreement. In commercial setups or disputes, individual advice may be necessary.
Related agreements and templates
If a person instead takes receipt of and responsibility for the horse as a "foster owner" (fodervärd), see Horse foster owner agreement. For limited riding and care days without transferring stable responsibility, there is Horse co-rider agreement. For purchase or sale, see Horse purchase contract. Also explore Horse agreements & Horse purchases – Templates. These are separate products not included in the ZIP file.
Frequently asked questions about horse boarding agreements
What should a boarding agreement contain?
Identify horse and parties, box space, boarding period, price, additional services, daily care, veterinary contact, insurance, facility registration, termination, and handover.
What is the difference between a boarding agreement and a foster owner agreement?
A boarding agreement primarily regulates the place and the stable owner's services. A foster owner agreement often regulates another person's more extensive responsibility for the horse's keeping and use. Actual content determines the form of the agreement.
Does the horse need to be registered at the facility?
Yes, normally if it is planned to be kept at the facility for 30 days or more. Check current exceptions and the facility's registration status with the Swedish Board of Agriculture.
Am I allowed to run horse boarding without a permit?
It depends on whether the activity is conducted professionally or on a larger scale and any exceptions. Contact the County Administrative Board before starting operations when requirements are unclear.
What VAT applies to stable rent?
There is no VAT rate that can be determined from the word "stable rent" alone. The Swedish Tax Agency assesses the actual content and circumstances of the business. Check price, services, and tax rules separately.
Is the stable owner allowed to keep the horse in case of unpaid rent?
The template does not provide any such automatic right. A situation with unpaid fees and disputes requires individual legal assessment and must not lead to a lack of animal welfare.
Is an Excel template for stable administration included?
Yes. An XLSX with nine tabs and sixteen key figures is included for registering horses, places, agreements, care, fees, payments, and incidents.
Is an English master agreement included?
No. The five master templates are in Swedish. An English User Guide is included to explain the use of the Swedish documents.
Is the material approved by the County Administrative Board or insurance companies?
No. The documents have been produced editorially with the help of stated sources. They are neither permits, government certificates, veterinary assessments, nor guarantees of insurance compensation.
